Relax. Most of your inspection will be maintenance recommendations, life expectancies for various systems and components, and minor imperfections. These are useful to know about.
However, the issues that really matter will fall into four categories:
Major defects: an example of this would be a structural failure, plumbingleaks, dangerous electrical;
- Things that lead to major defects: such as a small roof-flashing leak, for example;
- Things that may hinder your ability to finance: legally occupy, or insure the home; and
- Safety hazards: such as an exposed, live buss bar at the electrical panel.
- Anything in these categories should be addressed. Often, a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 3)
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter. It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.

We're a full service inspection company
Rinehart Real Estate Insp Svc pioneered true one-stop shopping in the inspection industry and recently added online 24/7 inspection scheduling. Our roots began in the mid 70's by the Founder Homer Garza. Steven Rinehart joined the staff in 2000 after retiring from a successful 26 year career in the US Army. Having observed the challenges placed on the local construction economy after the first Gulf War Steven had the vision of taking the company into the energy efficiency field. Traveling to Utah for extensive training he was the first to offer the DOE EPA ENERGY STAR program in Central Texas, for more information www.energystar.gov. He has personally certified over two thousand homes since then and received the prestigious ENERGY STAR Leadership in Housing award for excellence in the New Homes Program for the last five years running. We have also provided pro-bono inspections and certifications in support of the Fort Hood Area Habitat for Humanity for the last 5 years. Giving back to our community has and will also be a very important part of our lives.
Our company offers a wide range of building inspection and energy testing services. The professionalism and experience you need and the service you deserve.
Rinehart Real Estate Insp Svc provides comprehensive building inspections for new and resale single and multi-family residential properties, apartment complexes, and all types of commercial buildings. Our highly trained and knowledgeable inspectors will guide you through the property and explain the building's systems, general major components, maintenance frequencies and any defects that are discovered.
We recommend that your inspector be ICC building code certified. Less than 5% of real estate inspectors in Texas are code certified. It not a requirement in Texas but displays a higher level of technical knowledge that may provide a more in-depth comprehensive inspection report for the prospective home buyer. We have one goal in mind, CONSUMER PROTECTION! It is our obligation and our responsibility to provide you with as much information as possible about a home, so that you can make a responsible decision about your purchase. We have all the resources necessary to streamline the inspection process and provide professional, concise and easy to understand reports that are written specifically for the property being inspected.
Our inspectors are not only licensed by the Texas Real Estate Commission but hold multiple licensures from the Texas Department of Licensing and Regulation, Texas Commission on Environmental Quality, Texas State Board of Plumbing Examiners, Texas Department of Housing & Community Affairs and Code Enforcement with the Texas Department of State Health Services.
Rinehart Real Estate Insp Svc home inspections are performed using the Texas Real Estate Commission (TREC) Standards of Practice and are covered by our errors and omissions insurance policy. In fact, our inspections exceed these Standards in most areas. Infrared thermography may be used to evaluate insulation anomalies and moisture issues. All site inspections are followed-up by a comprehensive written report that itemizes all of the information gathered at the time of inspection.
Rinehart Real Estate Insp Svc is a company that believes in service after the sale. Our inspectors, energy technicians and customer service staff are always available to answer your questions before and after the service. Rinehart Real Estate Insp Svc also offers consultation, follow-up and individual system inspection services. Our new construction inspectors can inspect your new home before the one year builder's warranty lapses to determine the need for any remedial work that may be directed to the builder's attention.
In most cases, purchasing real estate is the largest investment that you will ever make. Gaining insight into the general condition of the building, major deficiencies in any of the components, the age of its systems and corresponding life expectancies, the need for repairs and the positive attributes of the property (i.e.: new roof, low maintenance exteriors and upgrades) gives you the necessary facts to make an informed buying decision. The simple axiom is that the more you know about the property - the less your exposure to the risks inherent in purchasing the property.
Feel free to contact us with any questions regarding your home's comfort, health, safety or energy use. We'll look forward to hearing from you.
